Derek, please don't tell me improved land gets the same price as unimproved land. If you put in road and clearings it definitely increases the amount people will pay for land. Builders don't want to have to deal with trees and stumps, and will pay more for cleared land. Here in Saratoga county it's 2000 per acre of woods and 5 or 6 k for cleared land. Those are the going prices. Much more if it has highway frontage which I have 1800 feet of. And builders would be glad not to have to build a well, too. It costs thousands to drill a well and install a pump.
